Introduction

  1. ISANO Connect Limited, trading as MyPlace (“we” or “us”) take the privacy of your information very seriously. This policy explains how and for what purposes we use the information collected about you via this site (referred to below as the “Site”). Please read this privacy policy carefully. By using the Site and any services we offer via the Site, you are agreeing to be bound by this policy in respect of the information collected about you via this Site.

Personal information collected

  1. We will collect the following personal information from you:
    1. Certain information required to register with the Site including first and last name, address and date of birth together with some basic security information;
    2. Details of any bookings you make through the Site (either through us or through third parties who use the Site as a booking platform);
    3. Your e-mail address and password;
    4. Billing information such as your credit card number and expiry date;
    5. Other information you generate as a result of site interactions.

Use of this information

  1. We will use this information in order to:
    1. administer your booking;
    2. collect payment of Booking Fees from you;
    3. collect payment for any services you obtain while staying in our Hosts’ accommodation;
    4. make general improvements to our Site and the services we offer;
    5. analyse how customers are making use of the Site;

Sharing this information

  1. Credit or debit card payments will be collected by our payment processor.
  2. In order for payments to be processed you may need to provide some necessary details to our agent. We tell you about this at the point we collect that information on the Site.
  3. We may transfer your personal information to a third party as part of a sale of some or all of our business and assets to any third party or as part of any business restructuring or reorganisation, but we will take steps with the aim of ensuring that your privacy rights continue to be protected.
  4. Other than as set out above, we will not disclose any of your personal information without your permission unless we are required by law to do so (for example, if required to do so by a court order or for the purposes of prevention of fraud or other crime).

Information automatically collected from your computer

  1. Log files/IP addresses. When you visit the Site our web server automatically records your IP address. This IP address is not linked to any of your personal information. We may also gather other non-personal information (from which we cannot identify you) such as the type of your internet browser which we use to provide you with a more effective service.
  2. Cookies. When you visit the Site we may store some information (commonly known as a “cookie”) on your computer. Cookies are pieces of information that a website transfers to your hard drive to store and sometimes track information about you. Cookies are specific to the server that created them and cannot be accessed by other servers, which means that they cannot be used to track your movements around the web. Passwords and credit card numbers are not stored in cookies. A cookie helps you get the best out of the Site and helps us to provide you with a more customised service. We use cookies for the following purposes:
    1. Storing details about your site preferences (for instance which language you wish to view pages in);
    2. Storing details about any properties you have short-listed;
    3. Enabling our web server to track your session between pages of the site and provide a continuity of experience.
  3. You can block or erase cookies from your computer if you want to (your browser’s help screen or manual should tell you how to do this), but certain parts of the Site are reliant on the use of cookies to operate correctly and may not work correctly if you set your browser not to accept cookies.
  4. When using our site, there are a number of third parties who also need to store cookies for the essential running of the site. These include but are not limited to:

Guests making bookings are required to accept these terms.

 

Accommodation Agreement

 

  1. This Agreement is between the Guest named on the Booking Summary (“you”) and the host (“the Host”) of the accommodation as detailed in the Booking Summary (“the Accommodation”). ISANO Connect Ltd, which operates the MyPlace.apartments website (“MyPlace”) is the Host. This Agreement details the terms and conditions which apply between you and the Host relating to your rental of the Accommodation.
  2. This Agreement is a licence to occupy the Accommodation during the agreed period as set out in the Booking Summary (“Rental Period”). You are not a tenant of the Accommodation and you have not been granted exclusive possession of the Accommodation. You are renting the Accommodation under a licence of occupation.

 

Booking and Cancellation

 

  1. The guest is eligible for a full refund if they cancel their reservation at least 7 days before the check-in date. If a cancellation occurs within 7 days of the check-in date, the host reserves the right to charge a 10% fee if the accommodation is not rebooked by another guest. Any refund will be made within 14 days of the original booking check-out date.
  2. There may be circumstances beyond the reasonable control of the Host or emergencies in which the Property is unavailable for all or part of a Rental Period and in those exceptional circumstances we will refund the Booking Fee to the Guest. 

 

Fees and Charges

  1. You agree to pay the Accommodation Fees as set out in the Invoice without deduction you also agree to discharge the cost of any damage to the Accommodation or contents and to pay any fees in relation to overstaying. By accepting these terms you agree to pay the Host the Accommodation Fees referred to in the invoice on commencement of the Rental Period. If you fail to turn up to a booking or check-in then you will be responsible for the entire Booking Fees for the booking.

 

Security Deposit

 

  1. A security deposit is required prior to the Guest’s move-in date and serves as security against any damages or breakages that may occur during the stay. The security deposit amount will be communicated to the Guest upon booking confirmation. The security deposit will be refunded to the Guest after deducting any costs incurred for repairing damages beyond normal wear and tear, after a period of 24 hours to 7 days after check-out depending on the rental period. 

 

Check-Out

 

  1. The standard check-out time at the Property is 11 am or as stated in the Booking Summary. Extensions may be granted on request. Unless you have agreed on a late check-out with the Host directly or a further period of rental then you will be responsible for a full day’s Accommodation Fee for any overstaying. If you overstay by more than 2 hours then the Host reserves the right to enter the Property, remove your belongings, change the locks to the Property and take such further action as may be necessary (and they will charge you for the costs of any such action) you will also be liable for an additional fee for any unauthorised overstaying.

 

Safety and Conduct

 

  1. If you become aware of anything during your stay that you believe is a health & safety risk you must inform the Host immediately.
  2. You must comply with building regulations and House Rules and any reasonable directions of the Host.
  3. MyPlace will not tolerate any verbal or physical abuse towards any of its staff or representatives.
  4. You may not allow any person other than the person named in the Booking Summary to occupy the Accommodation at any time together with such number of additional guests as may be specified in the Booking Summary. This Agreement is personal to you and may not be transferred to any other person. 
  5. You agree not to access any room which has been sealed with locks and you agree to pay a fixed charge for any breach of any locks or tamper tape.

 

Care and Maintenance

 

  1. The Guest agrees to keep the property clean at all times and take good care of the Property. 
  2. The Guest will promptly notify the Host of any damage, service loss, or of any situation that may significantly interfere with the normal use of the property.
  3. The Guest will not keep or have on the property any article or thing of dangerous, flammable, or explosive character that might unreasonably increase the danger of fire on the property or that might be considered hazardous by any responsible insurance company.
  4. Smoking is strictly prohibited within the premises of the property. However, smoking is permitted on the balcony and cigarettes have to be safely extinguished and disposed of within the property.
  5. If the property is damaged or destroyed, on account of any act, deed, or omission attributable to the Guest, they shall be responsible and pay the cost of restoring the affected area, to render it fit for occupation. 
  6. At the expiration of the term, the Guest will quit and surrender the property in a state and condition as it was at the commencement of this Agreement, with reasonable wear and tear.
  7. The Guest agrees to inform the Host regarding any water, electrical or other service issues faced, within 24 hours of the occurrence of such issues. The Host agrees to rectify any issues within their control or to press any external society, vendor or any other utility management company to solve any such issues  – or agrees to provide evidence of such efforts –  If any issue cannot be solved.

 

Property Damage

 

  1. If on arrival at the Property, you discover anything is missing or damaged then this must be reported to the Host immediately otherwise it will be presumed that the damage/loss was caused by you and a charge will be made.
  2. You must notify the Host of any damage to the Accommodation, contents fixtures or fittings which occurs during your stay, even if you regard the damage as fair wear and tear or if you do not believe the damage is your fault.
  3. If you do declare any damage then you are responsible for full replacement.
  4. Any payments for property damage must be made to the Host.

 

General Provisions

 

  1. The Guest is responsible for any person or persons who are upon or occupying the Property or any other part of the Host’s Property at the request of the Guest, either express or implied, whether to visit the Guest, making deliveries, repairs, or attending upon the Property for any other reason. Without limiting the generality of the foregoing, the Guest is responsible for all members of their family, visitors, maids/cleaning personnel, tradesmen, repairmen, invitees, or other similar persons.
  2. The Host will provide a locker service for small valuables to be kept but shall not be responsible for any theft or damage to the furniture and belongings of the Guest in any circumstance. 
  3. The Host is not liable for any damage or injury to any person whatsoever by fire, rain, leakages, earthquake, bursting of water/gas pipes, or electrical short circuit or by giving way of any portion of the structure of the said building or said Property, from any cause whatsoever. 
  4. Headings are inserted for the convenience of the Parties only and are not to be considered when interpreting this Agreement.

 

Payment

  1. Any Services which you request at the time of your booking will be included in the preliminary invoice which is provided to you before prepayment. These charges will be collected when the accommodation fees are collected from you.
  2. In some circumstances we will book and pay for third-party goods and services on your behalf and charge those costs to you (plus our concierge or handling charge). In other cases (e.g. restaurant bookings) you will be required to pay for the third-party service directly and we will add our concierge charge to your booking.

 

On Request Services

 

The payment made by the Guest will be all-inclusive of the following utilities – wifi, filtered/mineral water, housekeeping services (3 times per week excluding Friday), additional housekeeping services (on request), and laundry (on request). Any upgrades will be borne by the Guest. Electricity usage for rentals of under one calendar month is included in the Rental Fee. For rental periods of one calendar month and over, electricity will be charged as usage and invoiced to the guest. An electricity meter reading will be taken at check-in and check-out. The usage will be calculated by the Host and invoiced to the Guest to be paid within 3 days. 

 

Specific Services

 

  1. Where you have hired equipment from us you must return the items to us in the same state in which they were supplied to you in. You will be liable for the costs of any damage to equipment which has been hired by you. Equipment is subject to availability. 
  2. Metro rail passes will be provided upon request.
